How does the resident selection process for right-of-occupancy homes proceed?

I have submitted an application for a right-of-occupancy home. What happens next?

If the right-of-occupancy home you applied for is vacant or will become vacant, we will contact you by email. If there are many applicants, we will only contact applicants with the lowest queue numbers.

What happens after Asuntosäätiö has informed me about a vacant or soon-to-be-vacant right-of-occupancy home?

After we have informed you about a vacant or soon-to-be-vacant right-of-occupancy home, please tell us if you are interested in the home.

Telling us that you are interested does not mean that you must accept the apartment. We also hope that you will let us know if you are not interested. This will not affect your chances of getting a right-of-occupancy home in the future.

After you have told us that you are interested, you can visit the apartment (does not apply to homes that are still under construction). After the viewing, we will reserve the apartment for the applicant with the lowest queue number.

How do I accept a right-of-occupancy home?

If you have the lowest queue number and want to accept the apartment, you must do this by the date when the apartment becomes vacant. Please note that the timetable for accepting the apartment may be delayed, for example if renovation work is needed after the previous resident’s move-out inspection.

If the right-of-occupancy home you applied for is already vacant, you can agree on the time for accepting the home with the sales representative.

After you have told us that you want to accept the home, we will send you a reservation letter and an asset statement form. We will also check your queue number and ensure that you meet the criteria for right-of-occupancy.

When you receive our notice that your right of occupancy has been approved, you can sign the right-of-occupancy agreement. The right-of-occupancy payment must be paid within two weeks of signing the agreement. In new-build properties, the payment must be made within one month of signing the agreement.

If you are moving from one right-of-occupancy home to another, please note that the three-month notice period for giving up your current home also applies when you change homes.

What if I do not hear from Asuntosäätiö after submitting my application?

If you do not hear from us, the home you applied for is not vacant, or the home has been reserved for an applicant with a lower queue number. In this case, your application will remain in the queue for that property for as long as your queue number is valid.

Even if your queue number is high, you may still have a chance to get a right-of-occupancy home. The application situation for each property depends, for example, on the number of applicants and their queue numbers.

When should I apply to a bank for a preliminary loan promise? Can a right-of-occupancy agreement be used as collateral for a loan?

Yes. If needed, a right-of-occupancy agreement can be used as collateral for a loan, in line with the bank’s lending criteria. You can apply to a bank for a preliminary loan promise already when Asuntosäätiö has informed you about a vacant or soon-to-be-vacant right-of-occupancy home.
