Benefits for long-term residents in right-of-occupancy homes

We hope you enjoy living in our apartments for several years, or even decades. If you reside in your home for a long time, you may feel the need to update it at some point.

Rewarding long-term residence in right-of-occupancy homes

To show our appreciation for long-term residence, we offer our long-term residents various benefits related to home improvement. These rewards are called “Asoetu”.

Asoetu was renewed

At the request of our residents, Asoetu was updated to be more flexible than before. The renewed Asoetu is now available to all right-of-occupancy customers. The previously used Asoetu has been discontinued at the end of 2021.

Until now, the Asoetu model of right-of-occupancy apartments has applied to Asuntosäätiö’s right-of-occupancy residents who have lived in their homes for 10, 17 or 24 years.

With the updated Asoetu, every year of residence accumulates points, which you can use to redeem your Asoetu. You can redeem your Asoetu from Kotikulma at a time that suits you, when the required number of points has been accumulated.

From now on, you can move from one Asuntosäätiö’s right-of-occupancy home to another without having to start the calculation of Asoetu from the beginning.

Contents of Asoetu remain the same, meaning you will continue to have the opportunity to renovate your home with, for example, blinds, sliding doors, an air source heat pump or by painting the walls.

How are Asoetu points accumulated?

The scoring starts from the beginning of the contract valid on January 1, 2022 or when you have had the opportunity to claim Asoetu according to the old model before 2022 (in years of residence 10, 17 or 24). However, all contract years are considered in the point coefficient.

The longer you live in Asuntosäätiö’s right-of-occupancy home, the more Asoetu points are accumulated. During the first 10 years, 100 points/year are accumulated, in years 11–20, 150 points/year are accumulated, and from 21 contract years onwards, 200 points/year.

The new Asoetu model considers all the contract years lived in Asuntosäätiö’s right-of-occupancy apartments, even if you have occasionally moved to another right-of-occupancy apartment. The requirement is that no more than three months have passed between contracts.

An example: One long contract, Asoetu redeemed

The resident has moved to Asuntosäätiö’s right-of-occupancy home in 2000. The resident redeemed Asoetu in 2010 and 2017, when they had accumulated 10 and 17 years of residence. With the reform of Asoetu, the accumulation of points starts again from the cashing of the latest Asoetu. However, the calculation of Asoetu points considers the point coefficient from the contract years: from 2017 to 2020, 150 points/year are accumulated and from 2021 onwards, 200 points/year.

An example: Several contracts in a row

The resident has lived in several of Asuntosäätiö’s right-of-occupancy homes since 2000. However, according to the Asoetu model, he was not previously entitled to Asoetu in years 10 and 17, because the accumulation of Asoetu always started from the beginning of the moving in. According to the new Asoetu model, Asoetu points are accumulated in 2022 from the start date of the valid contract, ergo from 2016. In addition to this, the calculation of Asoetu points considers the point multiplier: from 2016 to 2020, 150 points/year are accumulated and from 2021 onwards, 200 points/year.
